Description: The J&J Executive Campus is an extraordinary office development that blends the beauty of tectonic architecture and construction quality with the natural Hill Country terrain. Flynn Construction, Inc. provided Construction Management-at-Risk services for the J& J Worldwide Executive Campus. The project included the site development of 7 acres and the construction of 80,000 SF of corporate offices. There were a number of challenges and obstacles to overcome during construction. After construction commenced, the City of Austin building department changed the designated fire rating on the building. This created significant design issues as the foundations had already been formed and the structural steel package had been ordered. The city’s new designation required three floors of fireproofing for 40% of the building. The buildings were designed as a multi-tenant corporate office building. The three big site obstacles included karst features, stormwater detention, and the Heritage tree ordinance. Any site in Austin will have its many challenges and this site was no exception. The project was built off Southwest Parkway, which has critical environmental features. Special measures were taken to minimize site drainage and enhance water conservation.
